We lived at Settler’s Ridge for 20 months and we liked the place a lot… AT FIRST! The bedrooms were smaller than we preferred, but the kitchen and living room made up for it, plus they are one of the few apartments that have a 2 bedroom with a study. After our first lease was up, we signed another 8 month lease at a higher monthly rate as we were planning to buy a house before the market crashed. So after the 8 months lease, we went back to resign a full year lease at the original rate; however, they said the corporate office sends them the offers and they could not help us and we would have to pay what we have been paying. The interesting thing is that we were never late or missed a payment of a kind to them, and you would think that would be enough for them to work with us, knowing that they would continue good business with us. Then my friend told us that they quoted them the same apartment for less than what I ever paid there. It is not surprising because the office people were always rude, unclear, and not very intelligent after we signed that first lease. The management couldn’t do anything right and made every repair (like painting the apartments) an inconvenience for the tenants. I will say this though, there was one guy that was the best maintenance guy ever. He was a sweet little Mexican guy that always was kind and worked harder than any of the other guys. He did a great job every time and in an unbelievable timely manner. This guy was one of the only reasons we wanted to stay. Of course, the rest of the maintenance team and their manager sucked. The worst part about Settler’s Ridge is moving out. They go out of their way to make it hard on you. We moved out a week before our scheduled day, and we thoroughly cleared the apartment and carpet. I requested a walk-through with the manager as their move out letter stated, but the office told me, “We are too busy. It will be okay and we will call you if there are any concerns. You don’t need to be there.” Then there was confusion with our new apartment and the apartment number had changed. So I went in there and gave them the new apartment number and they wrote it down and said they would make the change. I thought I was done with them… 7 months later, we receive a letter from a collection agency requesting that we pay them the money owed to Settler’s Ridge. The charges were for the last water bill, $15 carpet cleaning charge, and a pro-rated rent charge. They claimed I had 4 days before it affected my credit. Then I went to talk to the Settler’s Ridge office and I was surprised to see the same idiots behind the desk. It took them 5 minutes to find my file then I asked them why I never received a bill from them and the first letter we received was from a collection agency. She told me that they sent the letter to the first address we provided them and it was returned, and that they had “conveniently” no record of our change of address request. She said that she didn’t have time to send out more than 1 letter or follow-up with a phone call because so many people move out and it would be a waste of her time. I can’t imagine why so many people would want to move out. Then she said it was my fault for not calling 30 days after our move out to verify our account balance with them and assuming the we didn’t owe anything. Well, how stupid of me. The funny thing is every time I go in there, they are sitting around not doing much of anything and they have no time. I looked over the original bill that was returned, and I asked why there was a carpet charge when we had the carpet steam cleaned and there was nothing wrong with it. She told me that it was additional cost due to damage… WAIT… Wasn’t I refused a walk-through and conveniently they found damage. Then I asked why there was a pro-rated charge when we asked, when we wrote the check, what is the pro-rated balance for move-out. She sat there for over 5 minutes trying to figure it out. Then she came back with I DON’T KNOW… hmmm… That’s a problem! Then after a few more moments she said this is what your pro-rated rent should have been, so we were charging you the difference. You could tell in her voice that she was hiding something and that they screwed up, but she didn’t want to admit it. I told her that someone up there needs to learn how to do math and I left… Hopefully, I am done with them. The bottom-line is that Settler’s Ridge would be a great place to live if they would fire everyone in their office and start over because they don’t have a clue and can’t even do basic math. Oh yeah, they also need to increase the security because when we lived there they had guys selling drugs in the complex, late night parties being thrown by the office people, and some car break-ins in the area. I rented from summer '07 through fall '09. ...
