BEWARE!!!!!!!!!!! DO NOT MOVE INTO FRANKLIN RIVER APARTMENTS!!!!!!! Save yourself the heartache!!! Pros: - The size of the apartment. - Gym - Wireless Internet in clubhouse. - Gated entry. - Lighted Carports. Cons: - Terrible Maintenance: Not professional at all. They leave tools in your apartment and also leave your door open. The locks on some doors were broke and they still tried to have the residence use their keys on them. - Unprofessional Staff: Starting from the leasing consultants to the building manager. You need to get everything in writing and bring a recorder because they go back on everything that they say. They cannot even keep staff; it is different staff every 4 months. They talk to their friends when they should be conducting business. - Terrible Upkeep: They do not cut/edge the bushes regularly. It is a safely hazard to residence. Also they do not take care of preventing animals to contact residence. I have almost walked over snakes and seen deers on countless occasions. Bird feces are always on the sidewalk and do not get cleaned regular. - Security: The coded booth was faulty, for a period of a month the codes were not working, and security was no were in sight. I still haven’t seen security. The cons out weighted the pros. I wouldn’t recommend this apartment to my worst enemy!!!! I rented from summer '06 through summer '08. ...

I lived in Franklin for 1 year. Throughout that time period I had a number of problems with the management, and maintenance. During the winter months the roof over my living room began to leak (I was on the top floor). After several calls to maintenance, they sent someone in to PAINT OVER THE WATER MARK. This was all that was done. I found this ridiculous, as with that much water leaking through I am positive the insulation and drywall was very damaged. All they did was cover it up. I made other requests to maintenance throughout my lease that were never completed, or even acknowledged. I was given a rate at the time I moved in, and a sheet that calculated out the different expenses. 8 months into my lease I was told that sheet was not a legal document, and my rent was to increase over $100 per month. The rent was high to begin with for such a neglected complex. Finally, when I moved out I had issues with getting my security deposit back. I left a forwarding address for them to mail the check to. A month later I went in to ask why I had not yet recieved the check. They told me they needed my forwarding address (again'). This happened one more time, then I had to contact the corporate office. Finally they sent me the check, for only a portion of what I paid, with no reasoning as to why they kept some of the money. At this point I had enough, and just let it go. I would not recommend this apartment complex to anyone. At first appearance It seems like a good deal, but they will screw you once you sign. I rented from spring '07 through spring '08. ...
