I have been living here for two years, and not much has changed since that last review (3 years ago). The DJ is gone. The landlord is still short, and his little secretary is still a dick. Tim, the 'manager', lies through his teeth. This place is ran by crooks. It would be wise to avoid it. For one, the rent is way too expensive. Go up the hill a few blocks, and you can find an apartment at least $100 cheaper, if not $200. Utilities are included, but extremely half-assed. Heat - The heat only works half the time. Either it's blazing like a house fire, or it's just not on. For an entire month here, I had no heat. Every night was cold and clammy. My birds became sick (my apartment was 50 degrees some nights). People complain about the lack of heat all the time. For each person that complains, Tim (the conman manager) tells them that the heat works, and they're the only ones complaining- but it doesn't. Two girls moved in half way through the winter, then left because they didn't have heat (they paid the termination fee). There is a man who has lived here for 20 years, who can tell you that they've been half-assing the heat since they took over the place (like 6 years ago, or something). Many people have left here because THE HEAT IS A JOKE. Hot water - If I need to wash my dishes, a need to let the water run for five minutes before it gets anything close to hot. Elevator - I spoke with a guy who was working on the elevators at Kendall College, down the street. He said that he worked on Park Place 15 years ago, and told the owners at the time they need to replace the elevator. They never did. People have been stuck between floors quite a few times since I moved in. There is a 100 year old bell you can ring if you're stuck. Once I heard this bell while sitting on my couch, and ran out there to find a women sobbing because she was stuck. This elevator's a hundred years old, and to be honest, I never ride it. I value my life. Hazards - Most bathrooms in this building don't have a fan. Black mold is a huge problem here. You can get the maintenance guy to clean your walls, but it usually takes months of nagging to get him to do anything. Also, there is a danger of lead paint in this building. They try to cover it up, but a tenant who lived here for 15 years ended up getting cancer. Security - I have been robbed. My friend's apartment was also robbed, with thousands of dollars worth of stuff looted. They leave the back door open all the time. I have also found the front door open many times. When I voiced my concerns, Tim told me it was my fault. He said that the robbers must have been my 'friends'. Once a drunk wandered into the building at 10 am (the door was open again) and dropped a deuce in the hallway. Again, they tried to blame it on me, saying it must have been one of my 'friends'. Laundry - The machines never work. The dryer needs a sign on it that says "$1.25 to dry, $1.25 to dry again". Showing apartments - my friend is moving out, so they are showing his apartment everyday. He was out of town for a week, and they left his lights on and his apartment unlocked when they showed it. His lights were on all week. Parking - $50 a month, way more tenants than available lots. Maintenance - These guys are always reconstructing some part of the building. I hear hammers and drills (8 am) all the time. They shut off the water all the time, for entire days even, for 'maintenance'. These guys are a bunch of crooks, making money at your expense. They have some apartments here running $1500 a month!! The owner and landlord together are resemble Pinky and the Brain, the owner a short evil genius and Tim a tall, dopey dick. The maintenance guy is a 25 year old kid who screws around with the building all the time, and only makes things worse. He doesn't know what he's doing. Good luck getting his attention if you need him. I had a leak under my sink for 6 months before he'd come look at it (I nagged him all the time). A neighbor moved in 4 months ago, and his faucet is still leaking. Avoid this place at all costs. These guys suck. I rented from summer '07 through summer '08. ...

These apartments are in a great location, which is probably the only reason that you're looking at them in the first place... they're not cheap. Parking is horrible, they give out more spots than there are spaces in the lot, I've had to pay over 70 dollars in parking tickets because of this. There is a lot of noise, a DJ on the first floor, and loud people throughout the entire building. The grounds are maintained by one of the tenants so nothing to complain about there really. Except one thing, the front landscape is next to two nice grassy entrances and we have lava rocks... lava rocks? The place isn't very safe, everyone has a door buzzer and if you press down all of the buttons, half the people would just let you in. I am worried about keeping my car here, because most of the time I can't get a parking spot, which means I have to park it out in the street. The building is poorly constructed. The owner uses poor quality blinds and doesn't use the necessary amount of hangers, so when it's time to get your security deposit back he charges you 150 dollars for blind damage to the 10 dollar blinds. Things are poorly constructed, like towel hooks, counter tops, sloppy paint and shoddy door knobs. Maintenance is the only beneficial part of it, if you go to Adam directly you can get stuff done fast, but if you call the office, you may have to wait for a long time. The staff is horrible, there is one guy in the office who is cocky and rude most of the time, and the owner is there every day, all 4 foot 10 of him and his complex to fill in the rest. The owner antagonizes people and gets in your face. I would stay away from this place, for sure. I rented from summer '06 through summer '07. ...
