
Awful. Please avoid this building at all costs. The building was purchased by new management last year and they completely eliminated the front desk/building security staff as well as half the maintenance workers. For a 45-yr. old high-rise with 286 units, there are now only 4 (!) maintenance workers for the entire building. Frequently, the restaurant in the lobby leaves the garage door open all night long, allowing anyone to access the cars as well as gain entry to the building interior. In addition, the front telephone entry system is frequently broken and down for days at a time.
The building is subject to frequent, at times catastrophic leaks (in the ceilings, walls, etc virtually destroying several apartments..the plumbing is original to the building and in terrible condition). The 3 elevators are very small and prone to breaking down several times a week. They are scheduled to be replaced in the next year, but that will mean living with 2 elevators for several months at a time.
While management replaced the windows and heating/AC units, living through the renovations has been hell. In exchange for putting up with 9 months (so far) of intrusive renovations, the average rent increase has been 15% ($150/mo. more for a 2 bedroom, EXCLUDING all utilities. The heating unit is completely electric and the bills are expected to be quite high as a result. Plus, the mgmt. has contracted an outside company to bill the tenants for the pro-rated utilities (water, sewage, gas for our units, as well as for the public areas, offices, etc...)That adds another $30-$50/month to the rent. Essentially, the rent pays for nothing but the apartment itself--they even charge $5 for the trash room. In total, you really need to add $250--$500 month for the utilities and the buildings ever added costs. Read the lease carefully...it's not boiler-plate at all. Oh, the garage is now $125/month and, if you have a car, parking on the street is virtually impossible (and car theft is a problem in the neighborhood).
Finally, the constant turn-over in apartments has led to problems with cockroaches (severe in some apt. lines) and mice, even. The hallways and elevators are quite dirty (since all but 1 maid was laid off by the new owners)--the hallways seemed to be vacumed once a month, whether they need it or not (snark).
I rented from fall '06 through fall '07.
I paid monthly rent of $1080 during fall/winter.
