Let me start by saying, I was shocked by reading some of the reviews below; I have lived with Kampus Properties and worked with Keelie in the leasing office for over 2 years and she is by far the sweetest and most sincere person that I've ever worked with while finding/living in an apartment! They are extremely accommodating when I bring any issues to their attention and maintenance is amazing when it comes to answering any emergency calls I may have or when I put in a request online. They are usually here within 1 day but since COVID happened it's been a little longer, which is totally understandable in my opinion. They are always so nice when I call or have a question and respond very quickly, which is something I've never experienced living off campus before. I would highly recommend living with Kampus Properties just based on how they treat me. I feel like they actually care and I'm not just a paycheck to them. After reading these other reviews, it seems like people just post them when they're super angry and not when they're super pleased, so I would recommend reaching out to them and finding out for yourself! I'm definitely going to miss the dynamic I have with my landlord once I move away after graduation! I rented from spring 2018 through winter 2020. ...

DO NOT RENT FROM THIS PLACE. Joe Marshall is a liar and will do anything he can for a buck. The first apartment my roommate and I rented was infested with gnats, so we were moved to another unit. He went ahead and rented out the infested apartment as we had to be out by a certain date for new people to move in. Management will come into your apartment without a notice, while you aren't home. They will do whatever they can to steal your money. We lost over $300 because of Joe's calculated lies and maneuvers. You can find better places to live! This is by far the worst campus living. Kampus Properties is an unprofessional, money hungry company with absurd turn over in its leasing staff. Every time I would go into the leasing office there would be a new face who didn't know who I was or the history I had with the company. The parking lot is all broken concrete that scrapes the underside of my car unless I crawl through the lot. The dumpster is constantly overflowing with rotting garbage strewn about on the ground around it. The laundry room is full of overpriced, moldy machines that make my clothes smell worse each time I wash them. My unit has several soft spots in the floor and a new one seems to appear each day. Our windows leaked constantly the first year and it was a fight to get them to replace the windows and prevent the continued growth of mold in the walls. We were also told that all units in our complex are the exact same in terms of renovation, carpeting, presence of a dishwasher, and size. This was not the case for us. Our unit was vastly different from our neighbors in terms of updated fixtures, and we did not have a dishwasher as promised. Management is wholly inflexible with leasing arrangements and refuse to prorate rent for the first half and last half month of the lease. Overall, Kampus Properties is out for your money and nothing else. They do not care about their tenants nor their properties. The only redeeming quality of this company is the maintenance crew who are very timely and polite when making repairs in the unit and will go out of their way to ensure they do good work in your home. They are extremely rude as a management team, their maintenance barges in and does not knock, they charge you for putting in a maintenance request when it is their fault that the problems are occurring.Overall they suck. 0/10 recommend renting from them. Management is so unorganized and you will have to contact them MULTIPLE times to get anything done and each time they will act ignorant as if they have never heard of the situation before. Turned in our move in sheet (we moved into a dirty house that needed a lot of maintenance work, broken door etc.) Their maintenance team is poor. They will fix things incorrectly and you will have to call back multiple times to get something that is satisfactory. They are low life renters with a management team that has absolutely no idea what they are doing, save yourself a major hassle and DONT rent from Kampus Properties I rented from fall 2016 through summer 2017. ...

I only wish those that had great experiences actually took the time to submit ratings - but I suppose a few bad ratings out of 500 students per year may mean 99% are satisfied! Short story: Management staff is very unprofessional and hard to deal with. Full story: I rented here for two years, originally signing with the old owner, Bill Wassmer. He was fantastic and I re-signed because of that management staff. However, shortly after I renewing my lease in February of 2015, Kampus Properties took over. I was extremely unhappy with their management for the rest of my time there, and honestly would not have stayed if I hadn't just signed for a second year. The staff is horribly unprofessional. They are impossible to get a hold of and want to text everything. It's annoying. I swear they must switch phones up too, because you never know who you're dealing with and a lot gets lost in communication. Maintenance requests were not always answered. I had an emergency once where my water heater cracked and was flooding my apartment and I finally had to call the fire department because no one on the staff would answer their phones. When they finally responded the next day they seemed very unconcerned about the fact that the unprotected sub-floor in the closets had literally almost fallen through to the apartment below, and that I was without water until they could fix it. Granted, it was fixed within two days but their attitude really got on my nerves. Heating bills are high because of poor insulation- don't let them tell you that's normal, just look at how the roofs melt snow from the inside out. That's not normal. I felt like they were constantly trying to get money out of me. The on-site laundry rooms are dirty and way overpriced- go to a friend's house or laundromat. They also lowered monthly rates for people signing later but still made me pay the old price which I found unfair. The apartment itself was nice and the location is hard to beat. However, after being off campus for half a year now, I find it hard to justify living there. There are probably better uses for your money, considering the very poor management at this place. I wish there were a way to respond and speak with everyone. I'm the owner and deeply sorrowed over the responses and apologize for anyone whose had a bad experience or miscommunication - as that is certainly not our intent and we've had very little bad feedback over the years. Over 90% of our residents have received back over 90% of deposits the past several years. We use texting because most find it a more convenient way to reach us. Utilities are unfortunately higher in the winter but average out as we explain. Unfortunately a large majority of students start looking in October to lease our larger homes for the next year so we try to push this back as much as possible. I confess the internet off Euclid is bad and we explain this to everyone when leasing. And I have no idea which person had residents still there and fleas - it must have been a renewal that had new roommates moving in and not an actual new group. We ranked 2nd highest a few years back on an official UK survey and are in a constant mode of improvement. We aren't perfect, but we do value people and strive to give everyone a positive housing experience. I rented from fall 2015 through summer 2016. ...

Management is poor and communication is done only via text. Try to call and you'll get no response. Grounds are not taken care of well, and heat bill is nearly 200.00 in winter on ground floor. Getting good communication from management is hit or miss. DO NOT rent here unless you want to be treated poorly. For moving out they tell you to leave your keys on the counter and basically trust that they'll not falsely accuse you of damage since you can't really argue otherwise. Beware! You'll sign a lease for fall and be asked to renew your lease in November! If you don't, they threaten you with showing your apartment to other potential renters. They'll tell you to renew 4 months after moving in to avoid the inconvenience of them showing your home to strangers and risking your new home being rented to someone else. They claim to offer free Internet but it's horribly slow. They even put something in the lease about visitors not being able to come over for more than a certain number of days. This landlord was nothing short of awful. The house was in a great location. But the landlord was impossible to get ahold of. Finally when I was able to get ahold of them, which I needed to countlessly text because "that is the preferred method of communication" they were not helpful. Nothing was done on time. When we moved in, girls who lived there prior to us were still living there. Nothing had been cleaned. There were countless damages to the property that were never fixed, then a HUGE amount of money was deducted from our house from it. They ripped us off because we were college students. They never fixed anything. When we moved in, and the girls who were still living there finally vacated (after we had to get them out because the landlord did not), there were fleas throughout the house from an unwanted pet, which is against the lease. The landlord's again did nothing. There were nails sticking up through the floor, countless broken floor boards, I could continue but it is easier to say the house was simply unfit to live in. ...
