Overall my experience since they've taken over The Quarry has been a joke. You never see the same people in the office so you are stuck describing your problem over and over. You have to call the better business bureaus to get anything done. You are constantly told "no time frame" on when things will get done, even the workers look confused when you explain situations as if they never even knew about it from the jump. Hate, Xenophobic and discrimination incident caused by the Manager/owner of Millenium Apartments - Hunter Properties at 1200 S Rolling Ridge Way, Bloomington, Indiana, 47403 on Feb 7th 2021 Hello Bloomington Community, I am writing on behalf of myself, my wife, and my friends who were mistreatment victims of a Hate, Xenophobic, and discrimination event from an employee at Millennium Apartments of Hunter Properties. Attached is the Monroe County Commision of Human Rights Complaint Form that we filled after we came to the leasing office and they even received our first complaining letter to the office. We are attentive to any help anyone can give us in order to secure that no other student, immigrant, Latinx, resident, or Hoosier suffers this kind of abuse and retaliation in the future. That according to different people that have contacted us since the incident, is a normal behavior of this guy. We don't feel safe in our apartment, the management and owner have keys to access our apartment and he already took retaliation against us as you can read in the case. We already requested a Protection order and we are making this case visible because we know that is one of the ways to protect ourselves from the retaliations this guy and his employees can take against us. I am not one to write reviews for companies, even with some horrible experiences, but after the experience I have had with Hunter Bloomington Properties, I want to make sure no one else is stuck living with them. The management of this company makes any form of communication unbearable. I have seen numerous ads with comments from current residents asking legitimate questions, and Hunter Bloomington's responses are rude and embarrassing. My personal experience with this company was beyond frustrating. After being yelled at and told "not my job" numerous times, it's hard to remain professional with employees that clearly do not respect the company, its image, their job, or the residents. You would think things would change after the immense amount of negative reviews on all platforms, but sadly they clearly do not care enough. Save yourself and your sanity and do not rent there. Hunter Properties took over the apartment complex that my lease was under in the Spring of 19. The management is terrible and very unhelpful. I experienced many problems with the portal to pay rent in the few months that they owned the property. They also did not realize that this was an apartment complex for college kids and attempted to treat it like a 5 star hotel and have a 0 tolerance policy for any noise. They will try to take as much money as they can from you. Would never rent from Hunter Properties again due to the management only. I rented from fall 2017 through summer 2019. ...

DO NOT RENT HERE!! Moved out and they ROBBED us of ENTIRE deposit despite it being spotless! Charged 17.00 for LIGHT BULBS, 166 for PAINTING and on and on. They are RIPOFF artists. They didn't bother to even deal with the broken blinds, missing dishwasher pieces when we moved in. They basically use student deposits for general maintenance and upkeep. RIP OFF!! We called a lawyer today. Don't let them screw with any more students. Get free legal through IU legal program and get this place to REFUND the deposits! On the day we were supposes to move in, I arrived with my family, sans my wife, and a rental truck to unload and unpack. I arrived at 10am and needed to be at work at 4pm; however, when I arrived my unit wasn't ready. I was told by the property manager at that time (Jared?) that I wasn't supposed to arrive until the next day. When I showed him the paper with my arrival time and date, he insisted that this was a miscommunication on both ends and not just their fault. It was definitely ONLY their fault. He asked if we could wait three hours for the unit to be ready, but the truck was due by that time, my family came to help, and I had to work. I gave myself ample time to get all of the move in done, but not enough to have to sit and wait, and make my help sit and wait, for three hours. He said that my only option was to except the unit as is. He insisted that I would not be charged for any of the current damage or imperfections of the unit At some point Millennium Properties was sold, and became Hunter Bloomington Properties, and my wife and I were ecstatic. Finally, things would be better because the issue had always been management related. One night over the summer we woke up to our apartment wet and water dripping down our walls. I called the overnight emergency maintenance line and someone was on the way. When he arrived, very nice guy, he told us that the problem happened because our upstairs neighbors were using their AC, and that it would be taken care of. The same issue happened three more times, and I was assured every time that I would not be charged for any of the damage. In the beginning of September, I received my closing statement; where, minus carpet cleaning, I expected to get two hundred and fifty of the four hundred dollar deposit. Instead, I received a statement and bill for two hundred and forty nine dollars and forty two cents. I was shocked. My apartment was spotless when we left. We moved out a month early, so we went back on multiple occasions to make sure that it stayed clean. When I looked through the statement, I found that I was charged for carpet replacement which wasn't in awful condition when we left actually. Any damage that was present; however, was caused completely by the previous tenants, and remember I was told I wouldn't be charged when I accepted the unit as is. I was charged for a ton of painting, most likely due to a combination of the previous tenants and the water damage; I was told I wouldn't be charged for. Your experience at Millennium (and Bloom) Apartments may be different from mine, but I will not be recommending anyone to those apartment complexes. The quick summary of why you shouldn't be moving there: hidden costs of $500+, occasionally some rude and inept office staff, inconsiderate neighbors, and poor quality of the apartments which are covered by a shiny, cheap façade. The staff is typically made up of residents who can save money on their rent by working there. These people aren't always customer-centric and often do not care much about their job. Their main role, as far as I can tell, is to be the first line of defense between the residents and the property managers, who do their best not to have to interact with the residents. I've had multiple conversations with the property manager through the office staff without even seeing or hearing the property manager. You can imagine how troubling and difficult it is to have a conversation with someone when they refuse to see you. And I asked directly to see the property manager multiple times. The first time I tried to speak with a property manager was before moving in. I was coming from out of state and had hired movers to help move my property. When I arrived the day before I wanted to move in, I was told that I could not get the key because they wouldn't issue keys until after 1PM on the move-in date. I requested that my move-in date be pushed to the day before because it would be after 1PM that day, but was refused. There was no consideration for the fact that if I didn't allow the movers to get the furniture in by 9AM I would be charged an additional fee. They were strictly following policy and were not considering the resident in this case. And the whole time, I was not allowed to speak with a property manager directly. When you are looking to rent there, they won't show you the actual apartment you are going to rent. (The place I was looking at was vacant anyway. They just refuse to show the actual apartments because they cite some Act that allows them to be lazy indiscriminately.) I was looking to rent a place with a garage, but the only model they would show me is the bedroom without a garage. Had I seen my place beforehand, I would have known that the garage door is not automatic. I would have seen that the garage isn't large enough for a small compact car to open both doors while parked inside. For my apartment, there was a backdoor with a lock and the garage door has a lock, but they don't have keys for those, so you can't go in and out of those doors. My garage door actually broke when I was living there and I had to wait a month before they fixed it. That's not been typical, but don't expect quick timely fixes. The quality of the homes varies wildly. Mine was older and the craftsmanship wasn't the best (staples in the carpet that were sticking through, uneven padding beneath the carpet, cabinets in bad shape). I have a friend who lives there and her apartment was flooded, so some may have extensive water damage. (And don't forget, you won't get to see your actual apartment before moving in, so you won't know if it's in the flood zone or not.) The walls are very thin and if your neighbors are fond of music, you'll know. The amenities are okay, but don't believe the whitewash Photoshop pictures on the website. That stuff is old and dingy and half the time they may not even get serviced. They've changed their autopay service so there's a chance you'll be charged an unreasonable percent (I think it's 2 or 3%) of your rent to use it. They advertise that they've been voted the best apartment complex, but I'm pretty sure it helps when you they get the residents to vote by entering them in for a gift card. Upon moving out, I had to pay a professional to clean the carpets because they don't do that themselves and will take it out of your deposit if you don't. That was several hundred dollars out of my pocket that I wasn't expecting. Be sure if you decide to move here, to be very, very thorough upon moving in. Take pictures of any spot, repaired hole in the wall, anything at all because they won't be anal retentive on the move-in walkthrough, but on the move out, they will find everything whether you put it there or the previous tenants did. Then you wait. You wait for 30 to 45 days for them to deliberate and figure out what they can take from your deposit. Or so they tell you. I finally reached out on day 47 when I hadn't heard from them. I didn't get my money back until day 60. They will charge you for the blinds, cleaning, smudges, light bulbs, everything! Then, they won't actually fix those issues so they can charge the next tenant as well. Bloomington is unbelievably expensive no matter where you go, but maybe it's worth searching a little longer or paying a little more before you consider moving into Millennium or Bloom apartments. You may have a better experience than I did, of course, but I can only wish you the best of luck if you pick them. I rented from summer 2015 through summer 2016. ...

They refuse to answer most questions saying they'll have to talk to their manager who has never actually gotten back to me. If you choose to rent here, do not trust anything you're told by management. I liked the apartment. It felt very spacious for a one-bedroom apartment. In fact, I had no complaints about the apartments or the management until I moved out. At the move out inspection, I was told that the apartment was in good condition. I knew that I had small holes in the walls from picture hanging nails and I was told that I would be charged to fix these; however I was told that the repair would consist of minor spot painting to cover the holes. I was charged over $160 for this "spot painting." And when I asked questions, I was told that the repair did not consist of spot painting as I had been previously told. Instead, the claim was that maintenance paints the entire wall if there is a single nail hole, meaning that they essentially charged me to repaint the entire apartment. I also asked beforehand if I was allowed to put small holes in the walls to hang things. I was told that was absolutely fine. No mention of the fact that I'd be charged to repaint the entire wall if I hung even a single thing. And the best part was that I noted in my move-in inspection that the apartment had a bad paint job. So basically, the crappy paint job they did on the apartment before I ever moved in got fixed on my dime because I hung some pictures. Isn't that charming? Furthermore, be prepared to spend ridiculous amounts of money in electricity. I was very busy for the year that I lived in this apartment and was very rarely home. Because of this, I had the thermostat set to 65 degrees in the wintertime. Nonetheless, my electric bill for this one-bedroom apartment was $200 or over for about 4 or 5 months in a row. To put that in perspective, a close friend of mine rented a two-bedroom town-home in the same general area as Millennium apartments-- his most expensive electric bill was around $170. Unfortunately, many of the apartment communities in Bloomington take advantage of young people by squeezing as much money as possible out of them for any ridiculous reason they can come up with and Millennium is no different. I wish I could say that there is some apartment community in Bloomington that does not adhere to this practice, but sadly none come to mind. My best advice after having rented in Bloomington for about 5 years would be to go through your lease very carefully, get EVERYTHING in writing, and get out as soon as possible. ...

My husband and I lived in Bloom Apartments for 2 years, it was our first place together as a married couple and the first home we brought our daughter home to. Once our daughter was one we decided to move to Rolling Woods because for a two-bedroom it's cheaper. You get what you pay for. We've been living here for 4 months and we still have a really bad leak in our bedroom window when it rains, they keep saying they fixed it but obviously not. Also our dishwasher didn't work the first month we moved in because there was standing water and they didn't have the part yet (why would you rent out the apartment with malfunctioning appliances)?! Then our kitchen floor flooded due to that and my one year old fell and hit her head. This causing water damage to the walls in the kitchen. Also, cable is suppose to be included in rent but it won't hook up because Comcast doesn't have a matching serial number of the box and the office says there is nothing they can do. On top of that our tiles had stains on move-in day, the light in the kitchen in poor, the appliances are old and slightly damaged. Also, for the third time since we've lived here my husband went out to his car to go to class and it was egged, I went out to mine to go to work and it was egged and had cheese all over it. Millennium refuses to help in any way and of course there's nothing authorities can do for us. Hopefully once we graduate from IU we will be gone from this place this year. DO NOT MOVE HERE!!! It is not worth the headaches and money. My husband and I moved in with out children in Feb of 2013. We were told that there were plenty of families and it was family focused. We were also told that it was a quiet place to live. Everything we were told was lies. They started advertising to college students in the summer and by fall we were surrounded by students. We were constantly woken up by loud parties and fights in the parking lot. When we called management nothing was done. We had to listen to our neighbors fight and their dog bark constantly. The people who work in the office are useless and never have an answer for questions and never return calls. When we moved out they only do the inspection between 9am and 11am. My husband and I both have regular jobs and could not take off work but they would not work around this so we could be present during inspection. Then they had enough nerve to ask us to sign a waiver since we could not be present. I refused to sign because I did not agree with them having the inspection w/out us there. Sure enough they added a bunch of ridiculous charges that ended up equaling $1200 (that is after they took out the $1000 deposit we paid)! There was some damage to the carpet that I agree with but most of the charges I do not agree with at all. We had another friend who lived here and when she moved out she had the same issue with them charging her. She even scrubbed her walls before she moved out! If you choose to live here you will lose your deposit plus some! It is such a rip off and all of the appliances are cheap and out dated. The fridge does not even have an ice maker and the dish washer does not work half the time. It is not worth the money they ask for. Go somewhere else, you will be much happier. ...
