I lived in this leasing property not long ago, and I finally decided to move out. The leasing office here pretends to treat you friendly in order to lure you to sign a contract with them. As soon as I moved into my apartment, I found the carpet and furniture in my room were dirty, which made me disappointed. During my stay, I could always find various kinds of bugs including bed bugs coming into my room, which were annoying. So, I contacted the office to handle the bug issue. I figured this bug treatment should be free, as they did not tell me that there was a cost associated with this extermination, and I thought it was their duty to maintain a healthy living environment for their residents. However, after they conducted the extermination, they blamed me for bringing those bugs in, and they said they believed I exposed to somewhere having bed bugs. It was absurd since how can they blame a person without direct evidence? They kept asking payment from me related to this bug treatment however I explained my ground. In accelerating me to make this payment of $150, they even said they reported this issue to their national operating director. I wondered was $150 worth bothering your national directors? Since they were too pushy and kept making this nonsense, so I had to find IU student legal service to handle this issue. The staff there told me that they should not blame me for this issue without any evidence and suggested me not pay this charge. I learned that the office of Reserve on Third (Previously known as Bradford Place) received a lot of complains in the past, so they had to change their management team in order to make this place better, and I suspect the reason they changed their name was to run away from their past extremely bad reputation. Unfortunately, the new management have not yet learned a lesson from its predecessors, and they still highly regard saving cost over improving the quality of living environment. The furniture and carpet were old and should have been disposed when I moved in, and the wall has no sound absorption layer, and I was able to hear every word my roommate said when he was making phone calls. Overall, my living experience here was very unpleasant, this was the worst place I have ever lived. I definitely do not recommend you sign a contract with them, and I suggest you find other places, where you can have a cozy living space with a responsible leasing office and a comparable price. Management is unresponsive to needs. They took too long to respond to issues or failed to respond at all. When my lease ended they said they had no evidence of me making a deposit, although I paid $100 upon signing. They also charged me fees for leaving my room "unclean" when I moved out, even though it was definitely cleaner than the dusty room I moved into. The price was high for a 10 month lease, $500. My advice, get a place closer to campus and hope for better management than that of Reserve on Third. ...

I have lived here before this property was sold to new owners. They had promised us renovations and I thought that we would never get them. But during this school year (in the Fall), they started the upgrades. We have new hardwood flooring, new lights in the apartment and some other stuff. I was reluctant to renew with them because of previous experiences but they are trying to make a difference and I appreciate it! Come check out the place for yourself! ...

New Name!! SAME HORRIBLE COMPLEX!! Now called "Reserve on Third" BE WARNED!! This is an UNSAFE COMPLEX. (especially for female tenants) -The "office staff" is very unorganized and has ZERO authority to address issues in the complex -The Bloomington Police AND the Fire Department have had to been called on MULTIPLE occasions to address dangerous & threatening conditions to residents and the complex claims to have "No Knowledge" of these... -The "model unit" they show is NOT accurate of the ACTUAL unit you rent -Dirty, unclean stairwells -The company that recently purchased the complex 2012/2013 constantly switches the office staff so the "main property manager" can never handle issues or problems and residents never actually know WHO to report problems to -If you are a female especially LOOK ELSEWHERE for somewhere to live... the complex does not care nor address females being harassed by male tenants in other units (even after the police have been called) -They are very "sale oriented" and will do anything to get you to sign a lease-- don't be fooled by their fake SALES approach. My apt had lice.....LICE! when I moved in.....horrible experience, but eh,I guess I get what I pay for. Stay away from here. People that lived in our building used to leave trash outside their door.....the whole building got a warning. If it happens again, everyone has to pay a $25 fee. You could be on the third floor and it happens on the first....you still have to pay. THERE ARE BETTER APT IN B-TOWN. I rented from spring 10 through summer 11. ...

Dec. 2008, I was looking for a place to be available in the fall 2009. Dec. 5th 2008 I signed a lease with Bradford Place. The sales agent made it known verbally that there would be a $50.00 deposit and if I were to cancel my lease, I would forfeit that money. I called my mom, in the presence of a sales agent, to ask her if I could sign the lease, because the space was very limited at that time (?). My mom agreed for me to sign after knowing the risk is only $50.00. After signing the lease, Bradford Place requested a guarantor form be returned for reserving my housing spot. My parents came down to Bloomington to look at the place; they advised me that the place is too far from campus. Jan 14th 2009 (7 months before the move-in date) I emailed Bradford Place that I would not be able to find a guarantor and requested my lease be cancelled. They informed me verbally that either I find someone to take over my spot or pay $150.00 “re-assignment” fee. I did find a girl to take over my lease, and then again Bradford asked me for $150.00 “re-assignment” fee. I refused to pay. Recently I got the bill $5288.00 from a collection agency for the entire year of lease. They also threatened me that if I don’t pay my credit rating will be ruined After filing a complaint with BBB and a dispute with a collection agency, Bradford has decided that they would go after me for the re-assignment fee of $150.00 instead of $5288.00. I strongly believe that the lease contract I signed is invalid because the guarantor form has never been signed. Despite a blatant attempt by Bradford Place to benefit illegally, for my own piece of mind, my parents have reluctantly paid them $150.00 “re-assignment” fee to get the matter over with. This issue has put a lot of stress on me and I don’t need that. My tips: * any verbal promise needs to be in writing * when you have a dispute, go to Attorney General web site file a complaint, you could be qualified for a free lawyer (I found out after the settlement). Don’t let anyone bully you, ruin your credit rating because it will ruin your life in the future. Bradford Place should be changed to Ripoff Place. Stay away from them. ...

This place is terrible. My carpet was so dirty when I moved in that when I walked around barefoot, my feet were black. They didn't charge my "damages" until THREE months after I moved out. HORRIBLE!!!! you better make sure you have a lot of money because if you move out and they have to clean dust off your blinds its $10, dont forget to clean out your water hearter closet or thats another $30 thats not including the $150 restoration fee you have to pay. management is horrible. it sounds nice but the hot tub never works and if the pool gets damaged and they dont know who did it, everyone has to pay for it. they say you are getting $250 for signing a lease but they dont have the money so they have to charge for everythng else, so you arent really getting the money cuz you'll pay it back to them when they leave. oh and you better hope that the people in your building arent messy because you have to pay for that too! think i am exagerating? make sure you ask them for their move out policy before you sign a lease.
