Pros: Quick Maintenance (next business day for non-emergency), Fairly Safe (nothing is 100%) Cons: Over Priced, Does Not Enforce Noise Policy I lived in Adams Village for 3 years, which can be good or bad. My initial neighbors were quiet and easy to get along with. When a new neighbor moved next door, I found out the older apartments seem to have less noise proofing (older apartments are closer to road I think). Eventually the neighbor on the other side moved out also and was replaced with a more nosier neighbor. By Nosier I mean slamming doors (could hear neighbors from 2 doors down either direction), dogs barking, people running down stairs (another neighbor had same problem). Adams Village will send emails/phone calls to inform the noise violator of the complaint, but to the best of my knowledge have not enforced it with fines like they state. Apartments seem fairly safe, people take their dogs for walks and jog often. However some residents who left their cars unlocked had some items stolen, only happen once to my knowledge. Before signing my lease I was informed they would replace the carpet since the previous owner had cats (I’m allergic to cats), after signing the lease they went back on their word saying that wasn’t the case. They charge a non-refundable fee for having a pet plus $25/mo for each pet, but then don’t use the money to replace the carpet. Make sure to read the contract carefully and have anything they say added before signing. As for renewals, they are 1 year renewals and increase the monthly rate $15-20 each year I lived there when renewing (my new rate would have been $5 less then starting rate for new tenant). If you need to end lease early they have two options: 1) If you have 3+ months left they will do a buyout discount rate (I think was $500/month left) 2) They will lease apartments out in order of who moved out first and may get out of lease early 3) Stuck paying lease till contract is over. They will keep deposit till after lease ends and have 45 days to send refund. Adams Village worked for a while, but overpriced and heard was decent apartments for $100+ less from coworker. Parking is a problem and they don't enforce anything. Expect to have ants invade your kitchen due to their mulch or insects in the crawl space. Note I rented from 2011-2014. Renting in Bloomington is difficult b/c it always seems that you're renting the best of the worst. When I chose Adams Village, I wasn't in love with it, I just thought it was the best of the worst. I've lived in many other places throughout the country and the rent charged for quality of townhouse is on the high side. If the amenities and management were better, the price would be worth it. The fitness room is small, poorly ventilated, and the machines are not maintained. Inside the apartment, cold air comes in through the poorly sealed windows and doors and even through the outlets on outside walls! Plan on spending extra money on utilities, even if you're a middle unit. There is always someone smoking like a chimney here, so don't plan on opening your windows during nice weather, either. Neighbors were terrible and there is unfortunately no noise policy - but who would think that an establishment like Adams Village would have this issue? I certainly didn't, especially because of the distance from campus. Office staff is cordial. Did not return security deposit on time. Overall, Adams Village was a headache for me and I did not enjoy being in my home. ...

I have been here for about 6 months, and I can't wait to get out of the lease. The lease is about 8 pages long which is excessive. The main problem I have here is insects. Since I have been here I have had a major problem with ants, I've seen species of spiders in my apartment I've never seen before, and I get the occasional silverfish. I have attempted to get this solved, but they like to bring a big jug of insecticide that I watched them spray on things like my kitchen sink and it hasn't worked. Pros: Neighbors are quiet, management is nice Cons: Insects, parking, no pool or clubhouse, oven quit working, took over a week to get it fixed. ...
