Overall, Gayoso house has the best apartment in which I have ever lived. Why: 1) The location. Theres parking right next door, its right in front of the trolley stop, within walking distance of: beale street, fun events downtown, the mall and several restaurants. I do not know of a more convenient location in memphis. Incidentally, I give the parking a "5" rating, but this site wont let you submit a review with all "5"s, so I had to drop it to 4. 2) The fast response of the staff. Rented properties in general are famous for being slow to repair problems and perform maintenance. Not here. I have had everything from major appliances to a loose wall switch fixed within the same day. The staff also make proactive efforts at making life here more livable; every few mondays dominos has a discount sale in our lobby. The staff organizes parties for residents at local venues. 3) The luxurious living. The apartments are spacious and have pretty views of south front street, main street. Even the drop-off alley has been jazzed up to it look more aesthetic. In addition, the main entryway on south main street is expansive and luxurious. On days when I come home tired, it makes me feel like I'm walking into a fancy new york hotel in the 50s. In addition, I have never once, in over 18 months, had a problem with noise in the hallways or from my neighbors. Finally, I've lived here for 18 months and never had a bug problem. How many other apartments in the humid south can say that? 4) Safety. Theres two security guards at the desk 24/7, not counting the ones who patrol the parking garage. Theres security cameras all along the outside. You need an electronic key to get in to ANY entrance in the building, including the drop off alley. For someone from outside to break in to your apartment, they would need to pick a minimum of 3 electronic locks and one manual lock. The room to that everyone must pass through to get to the elevator is set up so that its essentially impossible for someone to follow you in, especially without your knowledge. I have never felt unsafe here. I know several people who were mugged or robbed at other locations in the city; nothing even remotely suspicious has happened here. 5) The Amenities. A lot of thought has gone into the building. How many apartments have their own seperate art museum downstairs! In addition, theres a fitness room in the building, with no membership fee. Also, the hallways are decorated with paintings and plants to avoid the appearance of being drab. Theres even a rooftop patio with a beautiful view of the mississipi river. It looks like a good place for a date or a party. 6) The affordability. Considering the location and the amenities, Gayoso house is a really good buy. I have also heard of an affordable living program for certain groups of renters but do not know the details of it. I renewed my contract this year (happily) and thought that, especially with the housing crisis, my rent would go up considerably. It did not. The management is very much committed to keeping the residents happy here. I shopped around a lot in memphis before deciding on this place, and its cost was a major reason. Overall, especially in its price range, Gayoso House offers better living than any other place I've lived in, and any place that my close friends live in. Its safety offers peace of mind. Its location offers entertainment. The staff's diligence makes for convenience. The amenities make for luxury. The costs make for an affordable living experience. I rented from fall '07 through spring '08. ...
